Car ownership rate is expected to be very high for condominium and landed property homeowners. In 2016, car ownership rate for those who live in condominiums is at 78.5%, and 87.2% for those who live in landed properties.1

Easily reach Founder’s Memorial Station, which is an important landmark which commemorates Singapore’s late Founding Prime Minister Lee Kuan Yew and first generation leaders. Founders memorial does not serve any community/residents within its catchment area
Tanjong Rhu is surrounded by mostly high-rise condominiums Tanjong Rhu being surrounded by mostly high-rise condominiums

Katong Park’s 5 minute ISO-Area consists of education buildings, which means that students or educators can easily travel to and from their destination. Residential buildings within the catchment area are mostly condominiums and landed properties.

Founder’s Memorial Station does not serve any residential or commercial buildings and the station will open in tandem with the Founders’ Memorial estimated completion in 20272. Once the station opens for passenger service, the Marina Bay Golf Course will be closed as the lease expired in July 2024 to make way for redevelopment3.

Tanjong Rhu Station only serves residential buildings within the 5 minute and 10 minute ISO-Areas. However, unlike the other stations which mostly serve low-rise residential buildings, Tanjong Rhu Station is being surrounded mostly by high-rise condominiums.

Katong Park Station primarily serves residential and education buildings. The 5 minute iso-area only consists of education buildings while the 10 minute ISO-Area consists of residential, education and other buildings. However, the south region of the area surrounding the station is currently empty.

Tanjong Katong Station primarily serves residential buildings with a vast number of landed properties, condominiums, commercial, and education buildings within 5 to 10-minute ISO-Area walking distance from the station. The 5 minutes ISO-Area only consist of landed properties and condominiums. The 10 minutes iso-area consists of a large number of landed properties, condominiums, commercial and education buildings.

Marine Parade Station serves significantly more commercial buildings such as ‘Parkway Parade’ as compared to other TEL Stage 4 stations. However, even though there are fewer residential buildings, they are high rise buildings which are able house more people into a smaller area. The majority of the 5 minute iso-area largely consists only of commercial buildings and places of worship. The 10 minute iso-area consists of commercial buildings and residential buildings.

Marine Terrace Station serves more education buildings as compared to other TEL Stage 4 stations. Both the 5 minute and 10 minute ISO-Areas consists mostly of residential and education buildings. The residential buildings consists of both high-rise and low-rise housing estates such as condominiums and landed properties. However, the 5 minute iso-area does not include as many buildings compared to the majority of the other TEL Stage 4 stations.

Siglap Station serves a variety of residential buildings such as condominiums and landed properties, together with education and places of worship buildings within the 10 minute iso-area. However, the 5 minute ISO-Area contains only residential and places of worship buildings and does not include as many buildings compared to the majority of the other TEL Stage 4 stations.

Bayshore Station primarily serves residential buildings, a few commercial, places of worship and education buildings in the 10 minute iso-area. However, a large area in the south-east region still remains empty. Although the 5 minute iso-area also does not contain any buildings, the area has been reserved for future housing developments.

Conclusion

While taking car ownership as a key factor into determining whether or not the TEL Stage 4 Stations serve their communities, the team feels that the current negatives outweighs the positives. However, as the cost of building each MRT station is extremely high, at approximately 150 million SGD, LTA’s ultimate decision to build these stations definitely includes many different factors that we have overlooked. Future developments around the catchment areas will definitely change the views on how these stations serve their communities. So, with that being said, what is your view?
